Ensuring Your Appraisal Comes In High

Controlling the narrative is very important. Choosing the homes that are “Comps” is very important. Providing a list for an Appraiser is very important. You can find a home that sold too low in most neighborhoods. One poorly priced home or desperate seller should not bring down the prices of the whole neighborhood, but unfortunately, it will affect the market value of your home. I had a client whose home was beautiful, all the upgrades, only 2 years old. Their neighbor was in a “fire sale” situation because he had to move for a new job. He was offered well below asking and what the home was worth and because he couldn’t wait, took the offer at a $25,000 loss + costs, and this brought down every other beautiful home in the neighborhood. There were plenty of other comps that sold at fair market pricing but the appraiser was using this one home in the mix because it was right next store. You have to include all of the other homes that sold at fair market value and bring that to the appraiser so the community as a whole is taken into consideration and do your best to protect your seller.
